Inbound: the customer calls

Pre-approval consults booked with the checklist sent

A couple ready to start house hunting calls at 8 at night. They get the right questions, a consult with a mortgage agent this week, and the exact documents to gather for their situation.

When it starts

A buyer calls or a realtor refers someone who wants to know what they can afford.

What the agent does

Takes price range, down payment source and income type, books the consult, sends the list.

What your team gets

A started application with the basics in, and a consult on the agent's calendar.

How it works

  1. Finds out where they are

Just starting to look, already shopping with a realtor, or about to bid. A buyer with an offer in is sent straight to the deadline path.

  2. Asks the basics

The area and rough price range, how much down and where it's coming from (savings, RRSP, a gift from family, the sale of a home), and who's on the application.

  3. Learns how they earn

Salaried, hourly, commission, self-employed or a mix, and how long at the job. Self-employed callers are booked with an agent who does those files.

  4. Books the consult

Two open times with a mortgage agent, by phone, video or in the office, and the realtor who referred them noted.

  5. Sends the right checklist

Pay stubs and a job letter for salaried, two years of notices of assessment for self-employed, statements for the down payment. Texted with a link to upload.

  6. Starts the application

A new file opens with every answer in place, so the agent's first call is spent on options, not spelling names.

Example call

  1. AI agentThanks for calling Ridgeline Mortgage Group, this is Emma. How can I help?

  3. AI agentExciting. Where are you looking, and do you have a rough price range in mind?
  4. CustomerAround Guelph, maybe 600 to 650. We have about 50 saved, plus some in our FHSAs.
  5. AI agentThat's helpful. Are you both salaried, or is anyone self-employed or on commission?
  6. CustomerI'm a nurse, full time. My partner is a hairstylist, she rents a chair.
  7. AI agentThanks. Leah works with a lot of self-employed borrowers. She has Wednesday at 6:30 or Thursday at noon, by video. ... Wednesday it is. I'll text you a list for each of you and a link to upload.

After the call: A new application opens with the Guelph price range, about 50,000 in savings plus FHSAs, one salaried nurse and one self-employed stylist. Leah has Wednesday at 6:30, and each applicant has their own document list.

What your team gets

  • New applications with the price range, down payment and income type filled in
  • Self-employed files booked with the agent who handles them
  • Document lists matched to how each applicant earns
  • Realtor referrals credited on every file
  • Recording, transcript and summary in the portal
Set up with you: The team loads your intake questions and checklists, sets up a connection to your Filogix Expert, Finmo or Velocity and your agents' calendars, and sets which agent takes which kind of file.

Questions

Will it tell them how much they qualify for?

No. It takes the basics and books the consult. What they can borrow comes from the agent once the file is reviewed.

Will it quote a rate?

No. Rates depend on the file and the day, so she leaves them to the agent and says so warmly.

Can it handle self-employed callers?

Yes. It asks how long they've been self-employed and how they're paid, sends the right list, and books an agent who does those files.

Does it work evenings and weekends?

Yes. Buyers call when they're home from work, and they're booked for the next open time.
