Inspections booked before the condition deadline
A buyer with a conditional offer calls down the list and books whoever answers first. Now that's you, at 10 at night or while you're in a crawl space, with a slot that leaves time for the report before the deadline.
A buyer, or their realtor, calls to book an inspection.
Asks the deadline and about the house, quotes your fee and add-ons, books a slot that beats the deadline.
A booked inspection with the address, the home's details, the add-ons and the deadline.
How it works
- Asks the deadline first
When the condition expires, then offers only slots that leave room for the report to arrive before it.
- Learns the house
Address, year built, square footage, finished basement, detached garage, septic and well, wood stove, and whether the sellers live there.
- Quotes from your price list
Your base fee by size or age, and each add-on: radon, sewer scope, thermal imaging, WETT, well water or septic. Never a price you haven't listed.
- Suggests what fits the house
A 1950s house with original clay lines gets a sewer scope mention. A wood stove gets WETT. Asked as a suggestion, never a push.
- Books the inspector
The inspector qualified for the add-ons, with the time blocked to fit the size of the job.
- Sends the confirmation
A text with the time, the fee and add-ons, the agreement to sign and when to expect the report.
Example call
- CustomerHi, our offer got accepted tonight on a place in Moncton. We have until Friday at 6 to firm up. Can you do it before then?
- AI agentWe can. To leave time for the report, I'd book Wednesday at 9 or Thursday at 8 a.m. Do you know roughly when the house was built?
- Customer1972, I think. It has a well and a septic.
- AI agentThen you may want the well water test and a septic inspection with it. Marc does both on the same visit. His fee for the house is 525, the water test is 150 and the septic is 375.
- CustomerDo the water test. Septic we'll see. Wednesday at 9.
- AI agentBooked. Wednesday at 9 with Marc, home inspection and well water test. Who's your realtor, so we can arrange access?
- CustomerKim Arsenault.
- AI agentThanks. I'll text you the confirmation and the inspection agreement now. You'll have the report Wednesday evening, well before Friday.
After the call: Marc's Wednesday 9:00 shows the 1972 house, the well and septic, the water test add-on and the Friday 6 p.m. deadline. The office has a note to arrange access through Kim Arsenault, and the buyer has the agreement to sign.

Questions
Can it book around a deadline that's very tight?
Yes. It asks for the condition date first and offers only times that leave room for the report. If nothing fits, it tells the inspector so they can decide.
Does it quote by size and age of home?
Yes, from your price list, including square footage bands and older-home surcharges, and each add-on's price.
Will it tell buyers they need a sewer scope?
It mentions add-ons that suit the house, like a scope on an older home, as an option. The buyer decides.
Can realtors book for their clients?
Yes. It takes the realtor's name and brokerage and the client's details, and sends confirmations to both.
