Access and utilities confirmed with the listing agent
An inspector who arrives to a locked house, the water shut off or a panel behind a stack of boxes loses the morning. The agent calls the listing side first and sorts all of it.
An inspection is booked on a listed property.
Calls the listing agent, books the showing time, checks utilities, pets and access points.
An inspector who walks into a house that's ready, and a note on anything that isn't.
How it works
- Calls the listing side
Right after the booking, the listing agent or their showing desk, with the address and the time.
- Books the access
Confirms the time works for the sellers and how the inspector gets in: lockbox, sellers home, or the agent attending.
- Checks the utilities
Water, power and gas on, pilot lights lit, especially on vacant and estate homes.
- Asks about the hard spots
Attic hatch, electrical panel, furnace and crawl space clear of storage, and the garage open.
- Asks about pets and people
Dogs crated or out, and whether anyone will be home.
- Briefs the inspector
A note on the booking with the lockbox code location, what's on and anything that might block part of the inspection.
Example call
- AI agentHi, is this Tom Hughes? It's Emma calling for Clearview Home Inspections. We have an inspection booked on 18 Maple Grove Drive, Thursday at 1, for the buyers' side. Is now okay?
- CustomerSure. The sellers have moved out already, so there's a lockbox.
- AI agentThanks. Since it's vacant, are the water and gas still on? Our inspector needs both to test the furnace and plumbing.
- CustomerPower's on. I'll have to check on the water. I think they shut it off.
- AI agentCould you have it turned on by Thursday? Otherwise the plumbing can't be run. And is the attic hatch reachable? Some are in a closet.
- CustomerIt's in the bedroom closet. I'll get the water sorted and text you.
- AI agentPerfect. I'll let Sandeep know it's a lockbox, attic hatch in the bedroom closet, and water to be confirmed.
After the call: Sandeep's booking notes say lockbox, vacant, attic hatch in the bedroom closet, water to be confirmed by the listing agent. When Tom texts back that the water is on, it's added to the booking.

Questions
Does it share the buyer's details with the listing agent?
Only what's needed to book access: the address, the time and the buyer's realtor, as you decide.
What if the listing agent doesn't answer?
It books through the showing service if your area uses one, leaves a message and texts, and tells your office if access isn't confirmed by the day before.
Can it handle a vacant estate home?
Yes. It asks specifically about water, gas, pilot lights and power, which are the usual problems.
