Vacant units shown from the live vacancy list
A vacant unit costs a day of rent every day it sits. Every caller about it gets the real details, a few fit questions and a showing time, including the ones who call at 9 on a Sunday night.
A prospect calls about a unit from a sign, a Kijiji ad or your website.
Finds the unit, answers from its listing, asks the fit questions, books a showing.
A showing on the leasing agent's calendar with the prospect's move date, household and pets.
How it works
- Matches the call to the unit
By address, street or the ad they saw. If they only say "the two-bedroom on Queen", it reads back the one that fits and checks.
- Answers from that listing
Rent, what's included, laundry, parking spot or street permit, pet rules and the date it opens up. Each unit has its own answers, not the building's in general.
- Asks the fit questions
Move-in date, how many people, pets, and whether they have references and proof of income ready. The same questions your leasing agent asks first.
- Books the showing
Two open times from the leasing calendar, with group showings stacked into one visit where you run them that way.
- Texts the details
Address, unit, where to park and who will meet them. Tenanted units get the showing time sent to the current tenant as well.
- Offers what else is open
If the unit is already spoken for, it says so and offers the two closest vacancies in your portfolio.
Example call
- CustomerHi, I saw the sign on the semi on Dufferin Street in Barrie. Is the main floor still for rent?
- AI agentIt is. The main floor at 41 Dufferin is a two-bedroom, 1,875 a month plus hydro, with one driveway spot and shared laundry. It's open November 1. When are you hoping to move?
- CustomerNovember works. It's me and my daughter, and we have a small dog.
- AI agentDogs under 25 pounds are fine at that address. Do you have references and recent pay stubs you could bring along?
- CustomerYes, both.
- AI agentGood. Nadia is showing it Thursday at 5:30 and Saturday at 11. Which suits you better?
- CustomerThursday.
- AI agentYou're booked for Thursday at 5:30 with Nadia. I'll text you the address and a note to park on the street, since the driveway belongs to the upstairs tenant until then.
After the call: Nadia's calendar has Thursday 5:30 at 41 Dufferin with "two people, small dog, November 1, references ready" on it, the prospect has the text, and the upstairs tenant has a heads-up about a showing that evening.

Questions
Will it approve a tenant?
No. It books the showing and notes the fit answers. Screening and approval stay with your leasing team.
What if the unit just rented?
It reads the vacancy list at the moment of the call, so a unit marked leased this morning isn't offered. The caller hears what else is open.
Can it run group showings?
Yes. If you show a unit to several prospects in one half hour, it books them into the same slot up to the number you set.
Does it tell the current tenant about a showing?
Yes. When a showing is booked in a tenanted unit, it texts or calls the tenant with the time, using the notice window you set.
