Sign calls answered from the curb
The person calling the sign is standing on the sidewalk looking at the house. They hear the details, get a showing on the listing agent's calendar, and an offer-ready buyer is put through to an agent while they're still there.
Someone calls the number on a For Sale sign or a feature sheet.
Finds the listing, answers from its details, qualifies the buyer, books the showing.
A showing request and a buyer summary on the listing agent's phone within the minute.
How it works
- Finds the listing
From the street name, the sign rider or the MLS number. It reads back the address so the caller knows it's the right house.
- Answers from the details
Bedrooms, baths, lot size, taxes, the posted price, whether the basement has a side entrance, the open house times. Only what the listing says.
- Asks two quiet questions
Are they working with a realtor already, and have they been pre-approved. Asked like a front desk would, never as a test.
- Books the showing
Open times from the listing agent's calendar or the agent on duty, sent for the sellers' approval where the listing needs it.
- Puts offers through
A caller who says they want to write an offer is warm-transferred to the listing agent or the agent on duty, with a private summary first.
- Sends the lead
The agent gets the name, number, representation, pre-approval and timing by text and email. The caller gets the booking by text.
Example call
- CustomerHi, I'm in front of the house on Maple Grove in Guelph with your sign. Is it still available?
- AI agentIt is. 18 Maple Grove is a three-bedroom bungalow on a 50 by 120 foot lot, listed at 789,900, with a finished basement and a side door. Are you working with a realtor right now?
- CustomerNo, not yet. We're pre-approved with our credit union.
- AI agentGood to know. Kevin Brar is the listing agent. He has showing time tomorrow at 6 or Saturday at 2. Would one of those work?
- CustomerTomorrow at 6. My wife's off work then.
- AI agentI've sent that to Kevin to confirm with the sellers, and you'll get a text as soon as it's set. The open house is Sunday 1 to 3 as well, if you'd like a second look.
After the call: Kevin gets a text with the buyer's name, "no realtor, pre-approved with credit union" and the requested time. He approves it with the sellers from his phone and the buyer gets the confirmation that evening.

Questions
Will it say what the sellers would accept?
No. It gives the posted price and the listing details. Offers, holdbacks and anything about the sellers' position go to the listing agent.
What if the caller already has a realtor?
It thanks them, gives the listing details, and suggests their realtor books the showing. The listing agent still sees the call.
Does it know about price changes?
Yes. It reads the listing feed, so a new price, an added open house or a sold condition reaches the next caller.
Can it handle calls on a busy Saturday?
Yes. It answers as many sign calls at once as come in, while every agent is at an open house.
