Realtor.ca enquiries called back in a minute
A buyer scrolling listings at 10 p.m. sends three enquiries to three brokerages. The one that calls first usually gets the showing. That's you, before they close the app.
An enquiry from realtor.ca, your website, Zillow or a social ad.
Calls within a minute, answers on the listing, learns the search, books a showing or a call.
A booked showing or a qualified buyer, routed to the right agent by your rules.
How it works
- Reads the enquiry
Which listing, the buyer's message, and how they came in. A question in the message gets answered first.
- Calls inside your hours
Within a minute during the calling hours you set. After hours it texts right away and calls at the first allowed time.
- Answers on the listing
Facts from the listing and, if it's sold or conditional, two active listings that fit what they asked for.
- Learns the search
Neighbourhoods, budget, timing, whether they have a home to sell, and whether they're working with anyone.
- Books the next step
A showing, or a call with a buyer agent when they're early. Both land on the agent's calendar with a text to the buyer.
- Retries if no answer
A short voicemail and a text, then the retry pattern you choose. Each attempt is logged on the lead.
Example call
- AI agentHi, is this Mei? It's Emma from Westbrook Realty. You just asked about the townhouse on Ridgeview in Kanata. Is now an okay time?
- CustomerOh, that was quick. Yes. Is the garage single or double?
- AI agentSingle, with a driveway that fits a second car. It's three bedrooms, listed at 614,000. Is it just the one you're looking at, or are you searching around Kanata?
- CustomerKanata or Stittsville. We'd want to move by summer, and we still have a condo to sell.
- AI agentThat's a common order. Would you like to see Ridgeview this weekend, and talk to Hannah about the condo while you're there?
- CustomerSure. Sunday morning?
- AI agentHannah has Sunday at 10:30. I'll send it to the sellers to confirm and text you once it's set.
After the call: Hannah gets the lead in Follow Up Boss with "Kanata or Stittsville, by summer, condo to sell", a Sunday 10:30 showing request, and a note that the buyer is also a listing prospect.

Questions
How does it pick the agent?
By your rules: the listing agent, the agent who covers that area, or your rotation. A buyer who names an agent goes to that agent.
What if the house is sold?
It says so and offers the two closest active listings, so the call still ends with something to see.
Does it call late at night?
Only inside the hours you set. A late enquiry gets a text right away and a call the next morning.
Will it talk about mortgages?
It asks whether they're pre-approved and notes it. Rates and approvals go to the mortgage partner you refer.
