Inbound: the customer calls

Wet basement and crack inspections booked

A homeowner with water along the back wall wants someone to look, and they want to understand what happens next. The agent asks your inspector's questions, explains the options plainly, and books the inspection.

When it starts

A homeowner, buyer or realtor calls about a damp wall, a crack, water on the floor or a pre-sale inspection.

What the agent does

Asks where, when and how much, explains interior and exterior fixes in plain terms, books the inspector.

What your team gets

An inspection with a basement brief, photos and any closing deadline flagged.

How it works

  1. Asks where the water comes in

The floor-wall joint, a crack, a window well, a tie hole, up through the floor. A finished basement or bare concrete.

  2. Asks when

After heavy rain, during the thaw, all the time. Whether the eavestroughs and downspouts are draining away from the house.

  3. Asks about the crack

How wide, vertical or stepped, and whether it's grown since last year. It never says a crack is cosmetic or structural.

  4. Explains the options plainly

Interior drainage and a sump, or digging outside and sealing the wall, as you describe them. The inspector says which fits.

  5. Books the inspection

Open times in the inspector's calendar by area. A buyer's closing date goes on the booking.

  6. Gets photos first

A text link for photos of the wall, the crack with a coin for scale, and the sump pit.

Example call

  1. CustomerEvery time it rains hard, water comes in along the back wall of the basement.
  2. AI agentThat's frustrating. Is it coming in where the wall meets the floor, or through a crack in the wall itself?
  3. CustomerWhere it meets the floor, I think. And there's a crack in the corner that looks bigger than last year.
  4. AI agentThanks. Is the basement finished, and do you have a sump pump?
  5. CustomerUnfinished. No sump.
  6. AI agentOkay. There are usually two ways to fix this kind of water, a drainage system inside with a sump, or digging outside to seal the wall. Our inspector looks at it and tells you which fits. Mike has Tuesday at 9 or Wednesday at 3.
  7. CustomerTuesday at 9.
  8. AI agentBooked. I'll text you a link for photos of the wall and that corner crack, with a coin beside it so Mike can see the size.

After the call: Mike has Tuesday 9:00 with water at the floor-wall joint after heavy rain, a growing corner crack, unfinished basement and no sump. The photos land on the job before he arrives.

What your team gets

  • Inspections with where, when and how much water
  • Crack width and change since last year noted
  • Photos with scale before the visit
  • Buyer and seller closing dates flagged on the booking
  • Interior and exterior options explained the same way every time
Set up with you: The team sets up a connection to your inspectors' calendars and jobs in Jobber, JobNimbus or AccuLynx, and loads how you describe your repair options, your service area and your inspection fee if you charge one.

Questions

Will it say whether the crack is serious?

No. It notes the width and whether it's grown, and the inspector looks at it.

Does it quote waterproofing prices?

Only figures you've given it. The price comes from the inspection.

Can it book a pre-purchase inspection fast?

It books the earliest open time and flags the closing date so your office can decide whether to fit it sooner.
