Party room and guest suite reservations
The paper calendar at the concierge desk retires. Residents book the party room, the guest suite or the rooftop BBQ by phone, hear the fee and the rules, and nobody shows up to a room someone else booked.
A resident calls to reserve an amenity.
Checks the calendar and the limits, books the room, explains fees, deposits and cleaning.
Bookings on the amenity calendar and charges posted to the right suite.
How it works
- Finds the amenity
Party room, guest suite, theatre, rooftop terrace, golf simulator. Each with its own hours and limits at each building.
- Checks the limits
How far ahead, how many hours, how many guests, and how many bookings per suite per month, as your rules say.
- Books it
On the amenity calendar under the suite, with the guest count and the time they'll be out by.
- Explains the fee and the rules
The booking fee and deposit as your corporation posts them, how they're charged to the suite, quiet hours and the cleaning checklist.
- Looks after the guests
For the guest suite, the guests' names for concierge and the check-in and check-out times.
- Sends the confirmation
A text with the time, the rules and the checklist. Concierge sees it on the day's list.

- AI agentThat fits, the limit is 30. The fee is 75 dollars plus a 200 dollar deposit, both charged to your suite's account. The room needs to be cleaned and empty by 5.
- CustomerGot it. Can we use the kitchen?
- AI agentYes, the kitchen comes with the room. I've booked you 1 to 5 and I'll text you the cleaning checklist.

Questions
Can it enforce booking limits?
Yes. It applies your limits on hours, guests and bookings per month, and explains them kindly when a request goes over.
What about owners behind on fees?
If your rules say amenities are held back for suites in arrears, it tells the resident to call the office, without discussing the account.
Can residents cancel by phone?
Yes. It cancels the booking and tells them whether the fee comes back, as your rules say.
